Rosybank cottage has an open plan lounge / dining room with a newlyequipped kitchen & looks across to the river. There are two comfortable sofas so that guests can watch the wall mounted Smart TV. Lots of maps and information are provided so that walks and visits can be planned.  Central heating and double glazing is provided throughout.Oak flooring is laid thoughout and new rugs, making a very warm welcoming rooms for relaxingThe large antique dining table, seating six, is set ready for Dinner for two or more guests. The attractive lighting over table ensures a romantic Dinner.

The cottage was provided with new kitchen in early '23 and now boasts a lovely granite worktop, a character Belfast sink and be fully equipped, of course., It has  a full oven and an induction hob, a dishwasher, fridge and separate freezer. Microwave, toaster and all crockery and utensils are to found together with cleaning items, film, foil, kitchen towels & store cupboard items. A  complientary Welcome Basket with local farm apple juice, homemade jam or honey, Border biscuits, eggs,  & more is included in the price.

From the entrance hall, where guests can leave coats & boots, there is a downstairs cloakroom toilet.

The staircase, also finished with oak flooring goes up to the first floor to the two bedrooms. Again there are stunning views to the Tweed and the rolling farmland. The master bedroom has a modern four poster king bed, and new oak furnture and warm rugs.There is another a wall mounted Smart TV. The curtains are fully lined so that it guest can achieve black out if preferrede.There is a small sofa bed which may be available for a child or adult by arrangement. 

From the bedroom is a very stylish, fully tiled ensuite wet room with a tower shower unit with body jets, rainhead and flexible shower head. It has underfloor heating.too.There is a shaver point and an illuminated shaving mirror, heated towel rail and lots of towels. Hairdryer is provided. .It looks across the coutyard towards  an old orchard

Located in a cleverly designed cupboard in the bathroom area is a useful washing machine and combination tumble dryer. Antique doors have been reused and refurbished throughout when possible. 

The smaller second bedroom  also has a king size bed. It, too, has a  fully tiled ensuite wet room with underfloor heating. and smart designer glass sliding door for privacy.. The wet room has a walk in shower, toilet, and a modern inset basin and storage cupboards with mirrored cupboards above. There is a neat designer, heated towel rail to keep the towels warm Razor point & hairdryer are provided. Both bathrooms come with handmade organic soap made specially for Border Holiday Homes from essential oils. Lots of towels are included for guest use. The bedroom has an attractive designer radiator and smart over bed lighting. The oak flooring is complemented with rugs. Hanging space is provided for clothes and there is more storage under the newly created window seat and also in the underbed drawers. The bedroom also looks over the Tweed

The whole house has double glazing and is centrally heated. Outside there is a small garden with seating.and a bbq is available and is stored in an outside lockable shed. There is no dedicated parking but parking is usually available close to the cottage on the river bank or in the market square.

The Border town of Coldstream is known for its connections with the famous Coldstream Guards. Just 100 yards from the cottage is the interesting Coldstream Museum . From the cottage looking downstream guests will spot the historic monument. It is only 100 yards along the riverside walk to the beautiful Henderson park which has spectacular riverside views too. The town has a traditional High street with a range of shops including a baker, craft butcher, vets, pharmacy, pubs, restaurants & take away shops. One interesting shop sells lots of Guards & Army memorabilia.

Coldstream boasts a lovely parkland golf course which welcomes visitors for lunch or to play. There are numerous other golf courses to vist which are moderately priced and also welcoming, i.e. Duns, Eyemouth, Berwick  More famous courses are also within an hour's drive - Muirfield, Gullane, Mussleburgh and Noth BerwickThe Hirsel Country Park is a short walk from Rosybank & was once the home of the prime minister Alex Douglas Hume. There is an easy walk around the lake and also a selection of craft shops, pottery & tea room next to the Hirsel car park. The river Tweed attracts fishermen from around the world. Just ask for more information about fishing in the area. This part of Coldstream was the site of an old abbey & the riverside Walk is known as Nuns Walk.

The Border towns, Kelso, Melrose, Jedburgh, with the ruined Cistercian abbeys, are a short drive away. Towards the coast the walled towen of Berwick upon Tweed is worth visiting together with  the Holy Island of Lindsifarne and its tidal causway. Many guests will want to visit the capital city of Edinburgh. This can be reached by train from Galashiels (Tweedbank station) or from Berwick. Duns has many connections with Jim Clark, the famous racing driver, and there is a superb museum of Motoring located in the town centre.

Coldstream is inh a great localtion for visiting all the delights of the Northumberland National Park and the charms of the Borders and East Lothian. It is a great area for cycling as the roads are quiet and pass through amazing scenery. Cuthberts Way, the Southern Upland Way and the Pennine Way are all nearby  Many guests return to the family owned properties of Border HolidayHomes and receive the best prices for direct bookings
