The cosy cottage is a great space to relax with friends and family, whether its by the fire in the sitting room, unwinding in the private hot tub or getting a heat in the outdoor sauna. The cottage is fully equipped to ensure a smooth and peaceful stay for all guests. We provide all towels and linen as well as the essentials such as tea and coffee and unlimited complimentary farm fresh milk.

Sitting Room: Cosy up in the ground floor sitting room, there are two 3 seater sofas, Smart TV and wood burning stove. The cottage has WiFi internet access throughout.

Kitchen: Well equipped kitchen on the ground floor with oven, hob, microwave, fridge, freezer, dishwasher and Nespresso machine with milk frother.

Conservatory: A bright conservatory on the ground floor, just off the sitting room, with patio doors leading to the front garden.

Front Hall: On the ground floor and accessed from the front garden. The front hall has a heated cupboard for coats, boots, shoes and everything outdoors.

Dining Area: A large dining table seating 8. This area forms a spacious hall area at the centre of the ground floor of the cottage.

Laundry room: On the ground floor providing a dedicated space for washing machine and tumble drier.

Bedroom 1: On the ground floor with a king size bed. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct. This bedroom has an en suite bathroom (bath, shower over bath, wash basin, heated towel rail & WC) and a window with views over the front garden. USB charging sockets at each side of the bed.

Bedroom 2: This bedroom is on the first floor and can be prepared with either a super-king double bed or 2 single beds. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct There is a large velux window giving views over the countryside and with integrated black out blinds for night-time. This bedroom also has an adjacent seating/dressing area which includes a comfortable sofa bed for a 7th and 8th guest when required. USB charging sockets at each side of the bed.

Bedroom 3: This bedroom is on the 1st floor and can be prepared with either a super- king bed or 2 single beds. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct There is a smart TV with USB socket in the bedroom. There are large velux windows giving views over the countryside and with integrated black out blinds for night time. There are USB charging sockets at each side of the bed.

Second Bathroom: On first floor with window over the rear garden and with bath, shower over bath, wash basin, WC & heated towel rail Landing: On the first floor with a desk for a dedicated work area.

Garden: A large lawned garden to the front and a rear lawn with clothes drying line. Private hot tub for guests to enjoy, situated at the front of the cottage with views of the garden and Lammermuir Hills. You will find the hot tub basket in the porch which has tub towels and plastic cups and wine glasses which can be used outside. Secured shed for bicycles, golf clubs and fishing tackle. Parking: There is plenty of space for parking cars and vans. There are 2 EV charging points for electric cars in the village of Garvald which is 1 mile away.

We invite you to bring your furry friends when staying in Lammer, there are great walks for you to discover from the hills to coastal paths. The rate is £10 per dog per night in Lammer.
